The building steps back in line with the street’s maximum-height regulation. On the main facade every apartment is turned towards the south and the view of Mtatsminda. Tinted-glass screens shield the apartments from the western sun; the lower four floors sit in the shadow of the neighbouring house, so they carry no screens.
